Ask what a BMW X5 costs to lease in 2026 and the honest answer is a range, not a number. On 11 August 2026, advertised personal contract hire prices for a mainstream X5 ran from about £520 a month including VAT at the very sharpest end to comfortably over £1,100 a month for what is, mechanically, the same car. That six-hundred-pound spread is not six different X5s. It is six different sets of assumptions.
Here is the number that matters, with its assumptions attached. The cheapest advertised price I could stand up today — £520.54 a month from Nationwide Vehicle Contracts for an xDrive50e M Sport — is quoted on a 48-month contract, 5,000 miles a year and a 12-month initial rental. That means handing over more than £6,200 before the first monthly payment lands, on a mileage allowance of 96 miles a week. Reframe the same car on the terms most private drivers actually want — a nine-month initial rental, a 36-month term and 10,000 miles a year — and you should be budgeting somewhere in the £700s to low £900s a month inc VAT. A monthly figure quoted without the initial rental, term and mileage attached to it is marketing, not a price.
What is moving X5 lease pricing in 2026
There is an all-new X5 coming, and the current one is in run-out
This is the single biggest thing shaping X5 rates right now. BMW revealed an all-new X5 in mid-2026, production of the new car started at its Spartanburg plant in August 2026, and UK order books for the plug-in hybrid and electric versions open on 8 October 2026, with deliveries from spring 2027.
That puts the outgoing car squarely in run-out. In my experience of watching this cycle repeat, run-out is where the money is: manufacturers and funders push support into the old model to clear the pipeline, and lease rates on the outgoing shape can drop faster in a couple of months than they did in the previous year. The trade-off is obvious and worth being honest about — you will be driving the previous-generation car for three or four years while the new one lands on your neighbour’s drive. If that bothers you, wait. If it does not, the next few months are likely to be the best value this generation of X5 ever offers.
Company car tax is doing a lot of the pricing
The plug-in hybrid xDrive50e is frequently cheaper to lease than the diesel xDrive40d on identical terms — at Nationwide Vehicle Contracts today it was £520.54 against £692.33 on the same 48-month, 5,000-mile, 12-month-initial basis. That is not because a PHEV is a cheaper car to build. It is because the tax system has made it the default choice for company car drivers, demand is deep, and funders and manufacturers price accordingly. Part 2 of this feature goes through that maths properly, because the same car is a very different financial proposition depending on whether you are paying with your own money or through a business.
Residual values, not the list price, set your monthly
A contract hire rental is essentially the funder’s forecast of how much value the car will shed over your term, plus interest and margin, divided by the number of months. That is why a £75,000 SUV can lease for less than you would guess and why two derivatives with similar list prices can be hundreds of pounds apart. What is bundled in — and what is not
Contract hire on an X5 normally includes vehicle excise duty for the whole term and the full manufacturer warranty, and most brokers deliver free to your door. The VED point is worth more than people think on this car: in 2026/27 the standard rate is £200 a year, but an X5’s list price triggers the expensive car supplement of £440 on top for the second to sixth tax years — £640 a year that the funder absorbs rather than you.
What is not in the monthly: insurance, servicing and tyres unless you buy a maintenance package, and the broker’s own processing fee. Those fees are real money — Nationwide Vehicle Contracts publishes £357 including VAT, All Car Leasing £249.99, and Auto Trader caps fees at £250 on deals arranged through its platform.

Read that table twice, because it contains the whole lesson of this feature. The cheapest and the most expensive rows are both an X5 xDrive50e M Sport in personal contract hire. The £600 gap between them is created almost entirely by how much you pay upfront, how long you keep the car and how far you drive it.
Two of those rows are directly comparable and worth dwelling on. The Contract Cars deal at £659.98 a month asks for a nine-month initial rental over 36 months at 6,000 miles a year; the Nationwide Vehicle Contracts deal at £520.54 asks for a 12-month initial rental over 48 months at 5,000 miles. The second looks £139 a month cheaper. Once you add the extra upfront money and the extra year of commitment, the gap between them is far smaller than the headline suggests — and the shorter deal hands the car back before it is four years old. Where to look, and how to use each site
Start with a comparison site to establish the market rate, then take the best two or three configurations to individual brokers.

BMW’s own retailers also run personal contract hire offers, and those are typically tied to an order-and-registration window — several of the current BMW retailer PCH offers I looked at today run to 30 September 2026, which is a quarter end. If you want an X5 in 2026, you are shopping at a genuinely good moment: an outgoing model with a replacement already announced, deep manufacturer support on the plug-in hybrid, and a broker market competing hard.
